Reservation & Deposit Policy

Please note, we own a multi-million dollar resort,

thus we have financial demands that goes along with such a value. 

 

We wish we never had to keep a deposit,

but many times we are booked up months in advance of a busy period.

 

We do not use “waiting lists” and often turn away hundreds of people

who do not give us their name/number and when people cancel at the last minute,

many times we cannot re-rent the cabin, thus our revenue for that period is hurt,

and your deposit is used to help offset our revenue loss.

 

No matter what the reasoning is to cancel within 30 days of your reservation,

by placing your reservation with us, you are hereby notified that unless

we can re-rent your cabin for your entire reservation,

we will not return your deposit.

 

Deposit & Cancellation Official Policy

 

Your reservation is not Confirmed unless we receive a 50% deposit

of your entire reservation.   If paying by check, until funds clear our bank,

your reservation is not Confirmed.

 

Once your reservation is Confirmed, your rate is locked.   You

will be asked how many people are going to be staying in your cabin for

our records, but you may bring additional people up to the maximum

allowed rating for each cabin without extra expense.   YOU are

responsible for ANYONE staying in your cabin.

 

ABSOLUTELY NO CAMPING ON OUR PROPERTY – doing so

will void your reservation and your deposit will be lost.   We are

not licensed for camping – neither outside or inside campers or

motor homes or vehicles.

 

Reservations cancelled before 30 days of reservation date

will receive 100% reimbursement*.

 

30 day written notice to cancel is required or entire deposit is forfeited.  

The 30 day time period starts when WE receive such notice,

not when you send it, so we advise that you also telephone us

and we will send you a Confirmation of Cancellation via email or by USPS.

Only the person who placed the reservation can cancel the reservation.

 

However, deposit will be returned within the 30 days if we can re-rent the cabin

for your entire reservation period, or partial return will occur if we can rent

for a partial period of your reservation period.

 

If you fail to cancel and fail to show up, you will still be charged for the cabin

as we cannot rent it while there is a reservation in place.    So, if you find you cannot come

at the last minute, a 24 hour notice could save you the remainder of your cabin charge,

and possibly the entire cabin charge if we find someone to rent it to at the last minute.

If we have to discount it at the last minute to get it rented, the difference of what it

was rented for is all you will have to pay.

 

Switching to another date within 30 days

of your reservation is NOT allowed to save your deposit.  

 

*For groups, if you reserve more than one cabin and have to cancel

one of those cabins within the 30 day period,

the deposit for that cabin is lost unless we can re-rent it.

HOWEVER, groups that rent 3 or more cabins and want to completely cancel will

incur a 10% charge unless you cancel within 90 days - as we will have

taken those cabins off the market and it will make it difficult for us to re-rent those cabins.

 

*For those renting a single cabin for more than 10 days, those who want to cancel will incur a

10% charge unless they cancel within 90 days - as again, you will have taken that cabin off the

market for a long period of time.

 

Any damages to the cabin during your stay will be charged to you

in accordance to Colorado state laws, including any and all attorney fees.

 

We do reserve the right to be able to cancel your reservation

and will return your entire deposit only in the event if the cabin(s)

you are reserving are damaged somehow beyond occupancy.

In 10+ years of operations, this has never occurred.

 

We also reserve the right to cancel your reservation on the spot

if you attempt to put more people in the cabin than what

the cabin is rated for per our main website rating for each cabin

(please see our main website for occupancy ratings).

A written wavier to exceed the occupancy may occur in special

circumstances – please disclose of this need ahead of time.

 Any damages or cleaning fees that may occur

if this happens are your responsibility.   If we cannot re-rent

your cabin due to the lateness this occurs, your security deposit

will be used to offset our expenses.
